By organizing living space around a large central courtyard, the standard dark, double-loaded corridor was eliminated allowing for terraced apartments and through-units, that not only benefit from increased natural light, but also gain cross-ventilation and a sense of openness.

The simple arrangement of bullnose bricks creates a sweeping array of texture across the façade. As the veil moves out and back against the fixed window planes, the play of depth along the primary façade is emphasized.

Interior finishes echo exterior forms, delivering a cohesive language throughout the project.

Making the heavy feel light is achieved by pushing the perceived limits of materials at a technical level. These design moves are developed with the critical understanding of what is practical and affordable to construct.
